Real estate cash flow vs Physician/Doctor cash flow. How many houses and how much time would it take a real estate investor to get enough cash flow to equal that of a doctor making 300k + benefits a year? 

I am assuming it is much easier for a doctor to buy rental properties and scale up to a 300k cash flow from investment properties than a full-time real estate investor starting off with 100k cash?

What percentage of buyers purchase from a buyer's agent? I know that people do a lot of "shopping" sometimes and never pull the trigger when it comes to sales. What is the rough percentage of buyers who buy from a buyer's agent?

Is it easier to be a seller's agent than a buyer's agent? Is it worth it to be a buyer's agent?

Can you cash flow in today's economy in the Bay Area? I am thinking about whether or not to purchase rental properties now in the Bay Area or wait until the next downturn. Can you still get cash flow in today's economy in the Bay Area? Will rent prices drop significantly if I purchase rental properties now for cash flow?

200k to invest. Buying a rental property during medical school? I plan on going to medical school in the Houston, Texas area. I am wondering if I should rent and invest my money in stock market or buy rental properties? What is the best way to go? 

I was thinking to earn money while I am going to school so the 4 years of medical school time is not wasted. How much time would I need to devote to my rental properties?

Is there a downside to buying investment properties for cash flow in states with high property tax (e.g. Texas, where the property tax is 2.64%)? Does it even make sense to invest in RE in Texas or should I not even bother and just invest my money in stocks or something else?

Is there an equivalent of HAR.com for other states? I really like the HAR.com website for Texas real estate browsing. Is there an equivalent for, say, California or other states? If so, where can I find a list? I think that HAR.com is better than Zillow, Redfin, Trulia for Texas real estate, correct?

I am planning to purchase out of state. I have a buyer's agent right now that I am communicating with. Can/should I tell my buyer's agent to show me homes electronically (i.e. via Skype or phone video cam)? Do you think this would be smart so I can make an offer? Should I fly over first before making the offer or, if I have money, should I just put earnest money down (contingent on inspections?) if I am fairly confident that I am going to buy the house? I don't want to fly there and then have the property be taken/sold. 

How fast can I get a tenant? Investing inside loop (Houston, TX). I am planning on purchasing a single family home (2-3 bedroom). How fast can I expect to find and move-in a tenant? How much work will it take for me to get someone?

Do you make more money renting single rooms or with 2 people per room? Do you think I can rent out the living room if my SFH is only 2 bed room (1700 sqft)?
