How fast can I get a tenant? Investing inside loop (Houston, TX). I am planning on purchasing a single family home (2-3 bedroom). How fast can I expect to find and move-in a tenant? How much work will it take for me to get someone? 

Do you make more money renting single rooms or with 2 people per room? Do you think I can rent out the living room if my SFH is only 2 bed room (1700 sqft)?

I am in the market to purchase a single family home in another state (Texas). My real estate agent (buyer's agent) said he's going on vacation for a week. What if I want to view homes then, make and offer, and purchase a property? Can I view the home myself and can they submit an offer to to the seller electronically? Can I purchase the home while my buyer's agent is on vacation?

 But the demographics you are looking at a lot of them tinted man in the 77054 area. It's right off the light rail.

How much do you think I can charge per room if I invest in a house in the Third Ward  77021 Zip Code area? 

What kind of demographics of tenants would be applying? I plan to live in a room and rent out 2-3 rooms in a single-family house.

How is Houston for investing (by the medical centers and Rice University)?

I am thinking of investing in a poor neighborhood (poor schools, more crime, lower house prices) in Houston, TX (the Third Ward) which is only 10 miles away from the medical center/Rice University and the "rich" neighborhoods. I would like to rent to medical students (Baylor College of Medicine), doctors, hospital employees, and Rice University students and not anyone else. 

Do you think I would be able to attract and obtain these kind of tenants if I purchase a new or renovated property in the Third Ward area? There are also 2 universities in the area but I prefer not to attract those students. Can I only advertise to hospital employees/doctors/medical students and Rice University students?

Is it worth it to invest in Texas real estate? The property taxes are 2.6%+ in many areas. That is almost triple that in California. What are the upsides and downsides to investing in Texas real estate? 

Would it only make sense to buy less expensive properties in good locations to make profit?

Are agents available the whole day to show you homes? I am buying a home in Texas and would like to spend the least amount of time there (I am working). I would like an agent to show me 10+ homes a day, maybe more. Is this something that is common and that they would do if you are 100% going to buy a home?

Is there any way I can look at the homes myself or with the listing agent or another agent in case my buyer's agent isn't available? I'm not sure how this works exactly. Thank you.

I am wondering if school zones change often or will they down the line? I am purchase a property that is maybe on the border between two different school zones, and the prices of homes on these different sides vary drastically. If the school zone changes (i.e. assigned to a different high school), the property price will surely drop. Should I be worried about this?

Where/how to hire property inspectors when purchasing home? I am planning on purchasing a remodeled home around Houston, TX built in the 1940's and would like the property checked out to ensure I have a thorough and accurate understanding of the condition of everything. 

I don't want to suddenly have to repair this and that once I buy the house. I also want to know the estimate of when the next repair for each item will be so I can compare it to that of a newly built home. Do property inspectors do this and more? Where is the best place to find an independent property inspector?

When to get a property inspection if purchasing a single-family home (or any property) out of state? I am buying a house in Texas from California. I have several properties in Texas I'm interested in, but I am not sure the timeline I should proceed. Should I book a plane ticket and look at the properties on the same day that I get a property inspection? Can I a whole evaluation of multiple properties I'm interested in in one day? 

I want to decide in as little time as possible since I have a job in California, but I want it to cover all bases so I make the best purchase possible at any given time.
