I want to get into real estate investing using fha 203k loan, however I was wondering if I can get it more than once? I read the requirements it says that I have to live in the property for at least a year, but some people say that I have to refinance to a conventional loan? Can you please explain me that, and tell me what is the best strategy? Thank you

@Steven Wilson how i can get into the game using fha loans? What about when it is time to refinance? Can I still do cash out refinance even if I use fha? I can't qualify for a fha loan if the property is messed up right?

I want to know how I can get the money for the house and rehab?. I am studying the brrr method but i'm very unsure on how I can get the initial money for the house and the rehab? The differences between hard money and private money? Which one is better? Any tricks? Thank you

Best fix and flippers book? I want to know how to get the arv as an appraiser or at least, I want to get the closest to that. I am aware that I have to find similiar comps etc. I watched ton of videos about it. However, I found the papers of my house. I checked the appraiser section. I analyzed them, and all the adjustments. I want to be able to get the arv as close as I can to appraisers. I'm looking for a book that teaches me to do it correctly

I am getting familiar with the "subject to" method. However, there are some parts where I don't understand like What do you do with the equity that the current owner has? Do you have to pay him cash for that equity? If so, how i can get the money if you dont have it at that moment? It will help me a lot if you explain me the process in a detailed manner. Thank you so much!

@Marcy Sasada-Paiva

Oh thank you for your reply, but what if the agent is involved. Ive heard a lot of stories and also youtube videos where they deal with agents, and make agents do their offers to the sellers
