 I do - I also have a standard pool pump that is on a fixed schedule that is off at night. The pool heater is off at night when no flow is going. 

I’m thinking of switching to a variable speed pump as I’ve heard they are more energy efficient, keep the pool cleaner and assuming could help with the heat as well

I’m going to give the cover a try and see how it works out. 

Also below is a summary of what the internet has to say so far. I didn’t find any unicorns yet of how to keep it super warm but will see if the cover makes a material difference

Hi All!

Does anyone have any experience with optimizing a pool heater? 

Typically in Florida, it stays warm enough the pool heater has been able to do its thing. But since this week has dropped to the low 40’s at night, the pool has been cool during the day. 

I’ve been poking around on pool forums but the only thing I’ve seen is to add a cover. But I picture a cover would be a pain for guests. 

Any tips are greatly appreciated!

Have you tried going down to the city office and speaking with them to learn more / see if they can make a “one time exception” or have any other alternatives. Perhaps file for a commercial “Bed and Breakfast”. I’d chat with the decision maker in person and see if there is any other options they know of or can give any other advice

I’ve dealt with a bunch between hurricanes / snow storms/etc

For hurricane Ian (coming to my area) - I just gave a refund as when it was headed directly for my market. Was just hoping the land would still exist. 

For snowstorms (guest having travel trouble) - if I have an opening I probably won’t fill I offer a rebook. 

Other times where it felt like they could fly the next day, I held true to the cancellation policy [no refund / no rebook] and they came the next day. 

One time I told the guest to talk to Airbnb. Airbnb just called me and highly suggested a full refund and put me in a precarious position making the guest think I’d give a refund or I’m a jerk

The MTR is an interesting middle ground LTR and STR [obviously]. Conceptually I'm a fan of getting paid a higher rate for the same property. And three major factors are rate guests will pay, occupancy and costs. I think each market will be different and it will simply come down to the math for your market.

In the early 2010's I was doing MTR and worked well but now shifted to STR.

Bottom line, do the numbers work?

Does anyone have suggestions for insurance companies that are offering Hurricane and Wind only insurance for investment properties? I have decent coverage for everything else insurance and Flood, just need Hurricane and Wind coverage. 

I know Ian has made it quite the mess at this point, so figure this would be fairly recent request?
