I really appreciate your help. I'm new to real estate investing and live in Dallas TX now. It sounds like it would be a big project I'm not ready for at the moment. I would like to lease the land or sell it and invest it in a BRRRR. I'm looking to a get a team and start my first BRRRR and build my portfolio using that method.

I have 40 acres of vacant land in California City CA. Zoned A1MH agriculture and mobile home. It does not have water but I contacted the city and they said I can get a permit to have a well dug. Any suggestions on how to make this land cash flow?

Single-family residence buy & hold investment.

Purchase price: $195,000
Cash invested: $6,825

2349 sq ft 3 bedroom 2 bathroom

What made you interested in investing in this type of deal?

I purchased this property with an FHA loan lived there for a while and then rented it out. It didn't cash flow at first but rent covered all expenses, now I refinanced and is cash flowing $410 a month

How did you find this deal and how did you negotiate it?

I drove around and found a new construction build. There wasn't much of a negotiation on this deal
