Single-family residence buy & hold investment.

Purchase price: $195,000
Cash invested: $6,825

2349 sq ft 3 bedroom 2 bathroom

What made you interested in investing in this type of deal?

I purchased this property with an FHA loan lived there for a while and then rented it out. It didn't cash flow at first but rent covered all expenses, now I refinanced and is cash flowing $410 a month

How did you find this deal and how did you negotiate it?

I drove around and found a new construction build. There wasn't much of a negotiation on this deal
