Hi BP family!

I'm in Texas and screening new tenants. Do you require your tenants to have renters insurance? If not do you have them sign something saying the landlords insurance does not cover their property?

1. Yes I plan on using proceeds from the sale to complete rehab. I'm also approved for a commercial loan but I thought I should have my money work harder in a multi family. My mortgage is $1530 a month includes principal, interest insurance, taxes and long term rent is $2400 a month. Current value is $375k and I owe $199k

2 Yes that's true

3. I did a cash out refinance March 2021 and I'm not sure I can do it again.

Hey Bigger Pockets! I have a SFR with 150k equity and I want to sell it and put money down for a small multi family and rehab it. Should I sell my SFR now and put equity in a 1031 exchange until I find a BRRRR multi family or look for the multi family and have the offer contingent on my SFR sell ?
