I'm also pretty new with some limited experience investing in Scranton, PA. Looking to get back into the game in the Monmouth County area since I just bought a house there, but I'm open to other areas as well.

Are you guys focused mostly on rental properties or are you interested in rehabs also?

I came across a house in a nice area of NJ that looks pretty distressed compared to those around it. Did a little research, found the owners name and after a quick google search looks like the person has a current address in NYC.

What are some strategies on approaching the owner about buying the property. Do I mail a letter? Call directly? Feel them out and see if they can be convinced to sell?

Is anyone familiar with construction costs and process in Ocean Grove, NJ? I looked at a property that needs major work. Basically needs to be all but knocked down. It's 2 floors and about 20x50. Any help is appreciated.

Hey BP,

I'm very green with two projects under my belt. One was a flip and the other was a rental that I ended up selling after a year. I made a small modest profit on both. After a couple years hiatus, I'm looking to get back into the real estate biz. In my time off I've gained a much better knowledge of things to look for as well as constructions knowledge after renovating my own house.

While I'm open to any opportunity, I'm mostly interested in the Monmouth County, NJ area. I was wondering what the environment is like these days with finding off market deals and foreclosures (non existent because of eviction moratoriums??) Flip market vs. rental market in this area? Or general tips for the area.

I'm in a similar situation to you. Unfortunately, I don't have any specific recommendations. From my research so far, it seems like the best bet on this will be a small local bank or credit union. After some searching on google for banks around my rental (out of state),  I just finished compiling a list of 12 banks/credit unions with the phone numbers to their loan departments. Plan on calling them all on Tuesday when banks reopen to see what they can do for me. Good luck in your search.
