Thanks for the replies.  The property if purchased will be way below market. I am just trying to figure what immediate action/cost is going to be necessary. Ill keep looking in the landlord tenant codes. Thanks again for responses

I'm looking to buy a duplex with tenants in it already.  The seller's agent has already disclosed that the termite inspection revealed approximately $3,500 in repairs which include tenting the home.  The seller does not want to handle this and will be my responsibility if I purchase the property.  As far as the tenants go I am assuming I will have to put them up in a hotel while this is being done, correct?  Can I still charge them a full months rent for the time period they are not in the property and in the hotel?  I'm hoping that I won't have to prorate the rent and can use a full months rent to offset a little of the cost of housing them.  Thanks for any info.  This is in CA too.

Hi I have found several potential investments on the auction website homesearch.com.  Does anyone have experience with this marketplace?  The good, the bad, the ugly?  Should I be looking here for investments?  Any and all advice welcome.  Thanks ahead of time.

In my market area it is extremely competitive. For this reason there are times when properties come available and require almost immediate action. As a new investor looking to flip is it a bad strategy to write an offer site unseen based on listing pictures and the comps when in such a competitive market?

@Rudy Swigart and @Jim Keller, thanks gentlemen for reaching out to me.  Rudy although I do live in Corona, Orange County is an area I am definitely interested in for investing so please keep me posted.  Jim I would definitely like to attend a meet up with the Inland Empire Real Estate Club, is there going to be one in December with the Holidays.  Again thank you both for getting into contact with me, hope to keep the conversation going.

Sterling, Thanks for your reply and input. You are correct on both margins and competitiveness. I thought about going out of state but feel I have the experience yet to be trying to flip from out of state. Like you mention I'll just have to keep at it.
