Inheriting Tenants and Need to Tent House

I'm looking to buy a duplex with tenants in it already.  The seller's agent has already disclosed that the termite inspection revealed approximately $3,500 in repairs which include tenting the home.  The seller does not want to handle this and will be my responsibility if I purchase the property.  As far as the tenants go I am assuming I will have to put them up in a hotel while this is being done, correct?  Can I still charge them a full months rent for the time period they are not in the property and in the hotel?  I'm hoping that I won't have to prorate the rent and can use a full months rent to offset a little of the cost of housing them.  Thanks for any info.  This is in CA too.
