LOL at "feel threatened". Most don't feel threatened, they just know what you're saying is wrong because we have experienced more than the longest bull market in history. So many people have made money in the last few years and it is 100% because of government intervention that cannot last. They take these wins as affirmation of their amazing brilliance instead of what it is, Jed Clampett finding oil in the middle of oil country. Eventually the oil dries up and far too many investors have never experienced that and it shows

All the information you seek is on this forum and most can be found with minimal searching and reading. You are either unwilling to put in that much work, in which this isn't the path for you or you are too eager to jump in immediately with limited knowledge, in which this isn't the path for you. Take a deep breath and just read. If you get bored with the forums, there are literally entire books on this whole process sold by the owners of this forum at the top of the forum in the book store

Don't listen to your agent, they want to close so they can get their check. This could be minor, or you could have to put in temp supports and replace the base pad under the column. Get 3 quotes from contractors and ask for the middle quote to do the repairs. Do not let them do the repairs, they'll fill it with putty and call it a day

@David P. She's either a drug dealer or has an Onlyfans. Both are good through recessions, I wouldn't worry about it too much. Do everything right and her (illegal?) business isn't your responsibility to worry about. I'm not sure if CA has some weird laws to bring you into it where they can confiscate the money and not let you evict but it would be a good idea to talk to your lawyer about this

@Isaac Hayes are you on town/city water and septic? If you're on private then you would probably have to prove your system can support another bedroom to satisfy the permits. Either way, I would not do it unless you can add a bathroom somewhere also

There is no answer to this. Everything depends on the deal. You can make huge money with either or lose money if done wrong. Examples are all over the forums, do some more reading and you will find them and get a better idea of what you want to do

 Thank you! very helpful, its actually not a slab thankfully and the only work it really needs is updating the bathroom, kitchen, some exterior paint and new shingles..... i was probably going to add new interior doors too. thanks again.


 I'm surprised it isn't a slab, all of the ranches I've dealt with in Framingham are. I didn't know anyone built ranches in that town besides the one company that built all of the neighborhoods 100 houses at a time (I forget their name).

If it is original like most of the slab ranches in that area, it needs a kitchen and bathrooms. All of the plumbing is inside the concrete, some of it might be corroded already. The drain is cast iron and also in the slab, you'll want to get it scoped. A lot of them are cracked or clogged with wet wipes these days. How is the heating system? Buy it and lease it back to him so that he is responsible for the overhead as if he owned it still (taxes, utilities, maintenance, etc). Once he dies, it doesn't matter what he said, his family will put it on the market and it will go to the highest bidder.

 If you use that standard does it apply to everyone? Or just if you're not married? If you're worried about a couple breaking up, why not a divorce? If you can find people to fill it using that criteria, great, but it seems that might not hold up with half the judges in this country
