Yes, anything smaller and we most likely would not be able to give it the dedication it deserves. We have property in Lake Geneva, and some of the surrounding counties along with other properties around the state.

@Annie Zambito Depending on the size of the property, I may be able to help on the management front. We currently manage 22 units in Lake Geneva.

It is all area, # of units, and duty specific. Is there an on-site manager that is budgeted in? The rate could range from 6-9% based on some these factors. If they property is in a more management intensive area, then the rate needs to be on the high end because it will take a lot of the companies time.

You can, technically it’s just one business paying another. Your accountant should be able to tell you the best “rent” to pay yourself to maximize any savings. If you pay a little higher than market, would a bank lend your more due to the higher building income?

Hope for the best, plan for the worst! The numbers you come up should expect for replacement of some/all of the plumbing. Don’t run from it, negotiate the issue and it may make you some extra cash if it’s not as bad as you plan.

You may want to consider a quote on putting a hip roof on the building and stay clear of a flat roof.

Do you have a separate checking account for each property/LLC or 1 main account that all of the properties run through? This is a question for everyone that manages their own properties, as well as anyone who manages for others.

I currently have a management company that has its own checking account, and a seperate account for each LLC. As I grow, I see this being more work than the current 19 checking accounts and bank reconciliations already are!
