Good info from everyone, thank you. I am purchasing 2 duplexes at the end of the month (1 in tosa and 1 a block off tosa) and am trying to figure out what the rents will be after fixing them up. These are all 3 BR 1.5 BA townhouses, so was originally thinking $1,200. Anyone have similar units? On a side note, my plan would be to sell these by the end of summer. If anyone wants more info on them, message me and I will keep you up to date after I close on them!
I know a couple 8 families in East Troy that are quietly on the market. Message me and I can see what I can get for you!

We use AppFolio. Love the ease of it, and finding new features every week. Works great, even when not utilized to its full potential. Online payments for tenants are free (they can even pay with credit card, cheaper than a late fee), which is great for everyone. True, the initial setup can be tricky and takes time, but if you set it up properly (or have your accountant set it up for you) it can be a real asset for years to come. Also, they have their own R&D team which comes out with new features quite regularly. Collections and an answering service are 2 of the latest, however we do not use that just yet.

John Anderson It is based on what the upstairs tenant has told me...from what he told her. I already said this was heresay as I am not able to run a criminal history since I don't know his last name. But, based on how the dealings with the upstairs tenant have been over the last 2 years, I tend to trust her opinion enough for me to look further into the matter. At the end of the day, being a felon isn't the issue, it's breaking the lease and making verbal threats to other tenants.
