@Michael Warinner holy crap this is a long discussion lol. Here's my two cents: I'm 21 and I dont have a ton of experience, but something that a lot of people like to see at the high level is a degree, even as a real estate agent. You don't see the big name economists on FoxNews or CNN that says "Bryan Clement, High School Graduate", it just doesn't happen. Now, are you going to get an ROI on a college degree in business? Maybe not immediately, but eventually you will (such as when you potentially start running your own bromerage?) Get your Agents license. Then, find the cheapest accredited college, go online and get your degree two classes per semester (you dont get financial aid with one). It's not that expensive, and eventually, you'll get there, and people will respect you more for it. This is what I've done with my RE goals, and its opened up opportunities for me to work a lot more profitably. But definitely get your RE license and start producing with that.

Hello, does anyone have any experience with DoHardMoney.com? They are a hard money lender and will finance your deal but they also give you mentoring and systems as well. Gimmick, or the real thing? Any reviews would be great, feel free to PM me as well! Thank you!

@Shaine Cobb thank you! This is great information! Are there any good resources for rent to price ratios in the area? I tend to look at Rentometer but I dont know if that is correct or not.

@Josue Vargas I would look into something called a 72t exception. These exceptions allow you to take the funds out tax free. While investment property purchase isn't one of the exceptions, if you pull money out for healthcare (for example) you can then use the money you would've spent on healthcare to invest. Might be worth looking into if you have large healthcare or education expenses.

@Scott Anderson That sounds promising! I guess I just need to find the right deal that will allow me to do that then. @David Marshall I was hoping to do commercial funding if j can help it. FHA gives me a lot more regulations than I was hoping for. Thanks guys!

@Aaron K. That's just the cash that I would have in the deal. I do have probably around twice that for reserves. Would I be able to at least get into a deal with that? Mind you, this is Maine, not CA. In my market $169,000 does get me a decent neighborhood. I have family in your area and the prices out there are crazy!
