Rents generally rise over time, so a three cap today could make you a LOT more money in the future. Many of the "Big Players" can buy at that price because they know the chances of two things happening are very good: 1, the price to buy said investment will only get more expensive over time and the asking price will only rise, and 2, rents will generally rise above their current levels, meaning they will be making more than a 3 cap on their properties in 4,5,10 years time. So even though class A may not have significant immediate value add, over time, there is still significant value-add opportunities.

Seems to me, that those who purchase A class properties, have so much money that they don't know where to put it so they invest in things like that.

Great post! I'm in the same position as @Kendrick Smith. Except my W-2 doesn't make that much extra money, basically enough to pay our bills. Any suggestions for people who can't take money (at least currently) from their W-2?

I'm 21 and doing a live - in flip, but my dad is 51 and doing his first flip, and is looking into buying some long-term rentals now too!

@Alexander Felice your podcast was actually the thing that started me thinking about my personal fitness and productivity, so it kinda comes full circle with you commenting on this post. Completely agree with you too! So many replies with so many different ways and ideas to keep in shape, it's really cool how many varieties of fitness people use to accomplish a similar goal.

Personally, I would follow @Nathan Gesner with buying a few SFH's or small multi's. I do see what @Thomas S. and @Ed Emmons are saying though. I am in an area where SFH's work, and the biggest multi is probably ten to twenty units. In your area, this might not be the case. Stick it in a short term CD while you research the best way for YOU to use it, and as Ed said, fill in your profile so others can assist you more! Best of luck!

@Dan H. @Jim S. speaking of electronic banking and needing two methods of payment, provide the tenant with an address to send a check, and use a mobile app to deposit a check to the bank. These days, you should be able to take most any bank (even most local ones at this point) and they will have a remote deposit option online for checks. This provides a second method other than tenant deposits, it is e-bank compatible,  and scalable on autopilot as it takes merely a minute to do.

@Rich Hupper I 100% agree with you on the relationship aspect. My wife and I just had our one year mark and are doing a live in flip. She is motivated like me but we deal with it 100% differently. It's been great though, a lot of growth opportunities for both of us!

I agree with you on the finding something you love doing! Now, all I'll have to do is figure out what that is.... with you on the BP podcast though, I always plug them in when I am working on my house, mowing the lawn, etc.

My only addition to this thread is find some exercise/activity that you enjoy doing. That will make it that much easier to do regularly. Not dreading your work outs is a huge plus. 

I was in the military for 10 years and I can finally admit this now. I HATE running. With the fire of a thousand suns, I despise running. I'm really good a picking heavy things up and putting them down, but I had to run, so I did. I hated every minute of it, training for PT tests, group runs ect. Now that I'm out, there is no way on God's green earth you could convince me to run for exercise. I'm serious, someone make me an offer involving running and see what I'm willing to turn down. 

All that being said, I've picked up biking this year and love it. I don't dread working out or hate the activity. I actually look forward to riding. 

In addition to all the benefits of working out, I can clear my head, listen to podcasts(Plug for the BP podcast) or books, think about RE investing. 

So try different types of activities to see what you like. Maybe its running, lifting weights, surfing, mountain biking, yoga....If you like it you are more likely to stick with it.

@Samantha Miller @Dennis M. I'll have to start drinking more water then! Guilty as charged with the coffee versus water thing. I also like the idea of setting small goals and building from there. @Max T. I was a wrestler in high school, those dudes are crazy in shape! Should probably get back to that level of fitness. @Jonathan Soto how do you like the miracle morning? It's on my book list but I haven't gotten to it.
