What would you do with 100k?

I would not do anything with it until I was fully educated on real estate investing, finances, landlord tenant laws etc. By doing that you will come to your own conclusion as to what to do with the money once you have developed your own personal business plan.

Any advice you get on here will only be superficial and will run the gauntlet from SFH, to multi to flipping depending on what each of us has developed as our own particular business plan.

I would buy a few single-family homes and probably put $10,000 or in my reserve fund for emergencies. Then I'd have enough properties that I will never have to buy another and can just start paying them off.

What others would do is sort irrelevant. It seems like you are asking what you should do? You have nothing written in your profile as to your experience or what your goals are so no one can give credible advice. Fill that in and others can give you some ideas.

Not use all of it.  Whatever you do keep plenty for reserves and emergencies.  I see so many investors who get impatient and try to invest too much.  Invest half of it and borrow the rest.  It will cost you more, but not as much as biting off more than you can chew.

I couldn't agree with @Ed Emmons more. Until someone can understand what you want and need, it's impossible to advise you how to achieve it. What's more is that any investment that doesn't support your goals is a bad investment. So, the only recommendation I can make is to sit on the $100k until you know what it is you are trying to achieve.

Personally, I would follow @Nathan G. with buying a few SFH's or small multi's. I do see what @Thomas S. and @Ed Emmons are saying though. I am in an area where SFH's work, and the biggest multi is probably ten to twenty units. In your area, this might not be the case. Stick it in a short term CD while you research the best way for YOU to use it, and as Ed said, fill in your profile so others can assist you more! Best of luck!
