@Keomaka Matsumoto of course! Investor meetups and real estate meetups definitely. I’d look on the meetup app and also check in with Facebook groups as they often market meetups. Bigger pockets may also highlight some meetups in your area. You could even host your own which is what I am doing in the Denver area. I don’t know your area but you are welcome to join if ever in Denver!

@Michael Lightwood I believe the best way to get started is by purchasing a house hack in which you rent out rooms to cover the mortgage or rent out a side or two of a duplex/triplex, using a primary residence loan 3-5% down conventional. You can do this every year to create your portfolio. Read “the house hacking strategy” by Craig Curelop to learn more on this. It may be hard to go full time after just one deal, so you could also consider becoming an agent, depending on your interests…House hacking can be the safest avenue, and a great way to learn the business as well. If your going to live somewhere anyway, you might as well have someone else paying down your mortgage. Hope this helps and good luck!

@Chris K. I would post on Facebook market place immediately to start screening tenants. I always do video chats with tenants to feel them out. You can use Zillow for applications/background check/credit check. Have a strong lease ready and start up a separate bank account for the property. Make sure all utilities and payments are coming from that bank account. Depending on if this is a full rental or house hack, you can use market place and Craig’s list to find cheap furniture for common areas. Hope this helps!

@Angeli Castrence I think this could be a great way to get started, but definitely depends on your cash flow goals. You will tend to have less cash flow with a turnkey company since they also need to profit. This could also be completely passive and the perfect learning experience. Due diligence is very important with turn key companies, as some of them will put lip stick on a pig and sell to you for top dollar. Analyze the deal and make sure the numbers work. Be certain that you have a good team in place (property manager, handy men, etc). Many have done well with these investments, but don’t count on appreciation alone. Hope this helps!

@Keomaka Matsumoto I always suggest going to RE meetups. Networking is so important. You could find a partner to team up on a deal. If your looking to get a loan yourself, then you may want to consider getting back to work to have employment history. It seems like you are on the right path, just keep learning and growing and you’ll get there! Good luck!

@Tyler Warner If you have a good structural engineer, I would have them take a second look to make sure. I have a structural engineer here in Denver that will do a verbal inspection for 200$ or a written report for 400$. It could be nothing but I would want to be certain you won’t have issues in the future. If your inspector is good with structural, you might be okay with just the inspection.

@Axel Seka Very aspiring of you to want to get started as early as you can. If you have a day job other than school, you could speak to a lender to see what options are available now or in the near future. I’d say work on networking and creating partnerships. Meetups are a great way to network with like-minded individuals. Talk to as many people as you can about your goals and dreams. If you aren’t already, listen to as many podcasts as you can to continue to improve your knowledge. You could also reach out to family members or friends to see if they would be willing and interested in helping you get started. Asking goes a long way. I wish you the best!

@Guillermo Vladimir Robles I have spent a lot of time listening to all 3 bigger pockets podcasts(money, rookie, and the original). They are all great and will definitely keep the motivation alive. I tend to listen at 1.5x speed so I can listen to many. Also checkout the FI Team podcast if interested in house hacking and inspirational stories. Podcasting is the way!
