I’m looking for a good architect to give me the plan so my contractor can start the build up of a house interior. Complete interior with full kitchen 3 beds, full bath etc.

I'm closing on a 4 family and have 3 units already rented on below market rents, and they are TAW. They are living there for quite some time. 2 of the units are occupied by the same people for over 2 years, and one for over 8 years. 

Looking for advice on how to go about this. I will need to increase rents, and I do want to get them under a lease and not TAW.

@Chris Tracy I'm would say that its all about getting the word out. Social Media is a good way to do it.  I would look at facebook groups for Real Estate Investors in your area. I started a meet up about a year ago, and have over 250 members currently. We meet every month, and have an attendance of about 25-35 people. 

Also make sure that your group message explains the idea of the meeting. Too many pitching real estate meeting now a days and people don't like those so much.

John,

Yes, I agree with you. I do that in MA. Here when we look at rentals , most likely it will be a 2,3 or at least 4 units, in Florida there is not many of those as I can see. It is either a small apartment complex, or a side by side townhouse type condominums. Is that right? 

There are areas that rents are a better deal, and some areas that flips are good since there are more home owners than renters, so houses will sell fast. Is that true in the Broward County as well?

I'm not in the Florida market so I'm trying to figure it out the market and see how I would go about my investments in that area.

I have an opportunity to invest in Broward County, FL and surrounding areas, but have no experience with this market and I since I'm in Massachusetts currently, I wanted to get some insight as to how is the market in this part of Florida. 

Are flips the way to go?

Buy and Holds the way to go?

Mobile homes maybe?
