I'm also looking into turnkey perhaps Memphis or Indianapolis. Just curious..what kind of money should I expect to pay for closing costs/fees out of pocket for a 80-100k home? I'm just trying to gauge what to save up for and make sure I have enough cash reserves after everything.

Good Afternoon BP!

I'm getting ready buy my first investment property in the next year hopefully and am curious if anyone here in the Los Angeles/Orange County area has found good multifamily homes that could cash flow and/or help me pay down most of my mortgage. I have the VA loan available for use and am aware that I'd have to live in one to use it. I work in the area so I'm trying to find something without too long of a commute. Thanks!

@Account Closed it was mentioned a lot of times by the co-host of BP podcast. He lives in Washington so sometimes he does analysis on properties around where housing prices there couldn't even be a down payment for someone's garage here in LA haha. So he says don't get discouraged but just be willing to drive a little bit if needed. 

I agree a couple hours is no big deal for investing if it gives you cash flow, as long as you don't plan to live in the property for yourself.

@James Wise I just did that a few days ago with keyword alerts for turnkey and Memphis, Houston, Dallas...but then was receiving way too many alerts. But I definitely learned a lot about turnkey quickly haha, still undecided on it though.

Hey welcome to BP. I'm in the exact same position. I've just been listening to the podcasts all the time while driving, got up to #30 today haha...still 100+ more. I've been looking an hour or two outside of our area in Los Angeles like Brandon Turner has recommended for anyone to do in major cities like our market.
