Other than Craigslist (which I've heard can yield some not-so-serious leads), what is a good website to advertise single room rentals in your single family home (think house hacking)? I looked at Zillow Rental Manager, but that seems geared towards apartments/renting whole houses. Same with Padmapper (although I found some airbnb rooms  on there).  If it helps, this is for a place in the southern california area.

Thank you @Nathan Gesner - that sounds fantastic - do you think it will be easy to find tenants willing to pay for renter's insurance for their room? It sounds like that's an extra cost for them, so I wondered if that's realistic to expect (the idea being people who rent rooms may not have as much disposable income), even though it sounds like a really great idea that I want to figure out how to do.

Hi,

For house hacking in southern California (with potentially 3 other roommates), how much liability coverage does the home owner need? Are there any other types of insurance or additional items the homeowner should add to their property insurance to deal with having roommates?

After some basic research, I found http://rentingoutrooms.com/how-roommates-in-your-house-affect-your-homeowners-insurance/. It looks like I need to tell roommates to get their own renters insurance if they want their belongings covered in case of an emergency, check with the insurance company regarding premiums and/or if roommates are allowed, and the roommates should sign a lease.

Hi,

So doing a bit of research and for house hacking in Southern California - are the following forms all that's needed legally to rent to a roommate in a house hacking situation (and evict them if necessary)?  Should I have a real estate lawyer go over the forms?

Note: I realize the Covid-19 eviction moratorium may be extended (or possibly has been extended)...

Thank you @Stephanie Medellin, I was thinking about the costs and told my friend there's probably a cost if they cancel. And looking at it further, we both found that interest rates can fluctuate even daily (which is why people lock them). In the end my friend decided to just deal with the slightly higher interest rate since they were nearly thru the process and keep an eye out for further refinance opportunities down the road.

Hi, so my friend bought a 4 bedroom SFH in Ventura County (near Moorpark/Calabassas) and is planning on adding roommates for house hacking purposes with the lifting of COVID restrictions. Logistically they are thinking of the following regarding kitchen privileges:

Each guest room is allowed to have a mini refrigerator in lieu of main refrigerator access and each guest/roommate gets full kitchen privileges with the exception of the refrigerator.

Is that too restrictive and would my friend then have to settle for less than market rate to rent the rooms? Part of the problem is the main refrigerator is a bit small but there's really no room for a bigger fridge at the moment without remodeling the kitchen.

Another option might be to put a second fridge out in the garage, but it's easier to allow roommates to have a mini fridge in their room.
