Hi,

My friend is building an approx 610 sq foot ADU in southern california. It looks like the new standard for air conditioners is freon free.

Any recommendations on a good A/C (as well as heating system)? For an A/C, it looks like I need about 14,000 BTUs per hour for a 610 sq foot ADU if my Internet research is to be believed.

Thank you @Michael D. for the clarification- the typing of a name into an editable PDF is what I was talking about. There is an email trail of people going back and forth sending over the documents, so perhaps an easy solution is to have the tenant also state in the email they agree to the "terms set forth" in the documents.

Hi, a friend of mine is using Bigger Pocket's editable forms for house hacking roommates. Does a new tenant roommate filling that out in the various signature fields and sending it back over email basically constitute the same legal agreement as if they signed their own signature with a pen? There's all kinds of e-signing services these days like Docusign and it seems the same in principle, but just curious as there seems to be so much minutiae with respect to real estate laws.

Hi,

My friend is building an ADU (accessory dwelling unit) in their backyard in Los Angeles area and wondered what might be some good choices for a front door that is 3 ft-0 in wide, 6 ft-8 in high, and 1 3/4 inch thick? They will want to install a Schlage smart encode lock in it. It's mostly going to be for renters in a class B+/A neighborhood, so it needs to be nice looking but also last. Just wondering if there are some brands and/or suppliers that are known to provide good solid choices that would fill this need. Thanks in advance.

For property managers/landlords in a house hacking situation, what's your policy for roommates/tenants having their friend (or friends) come hang out (not overnight) for less than 24 hours?  Do you limit the number of friends and/or time? Just trying to get some ideas around a sensible management to balance about concerns around Covid-19 as well as roommate economics. Property is in the Los Angeles area if that makes a difference.
