Hi All, and thanks in advance for feedback.

HUD complaint for disability discrimination due to their ESA and my No Pet Policy. I had been in communication with a better applicant for 4 3 days and already on the hook when the ESA couple applied. With or without ESA, I was choosing the prior applicant based on all factors considered. I have 4 days left to "respond". Any advice you can provide to help with my response to HUD would be greatly appreciated. Never had to use one before but, is it LAWYER time?

Thanks Nik. Great info. I'm learning, thankfully not the hard way, that you have to ask the bleeping government what you can do with your own property first. It would seem to be a no-brainer on the benefits but I will make sure it's possible.

Wow, great advice everyone. I felt I needed to give more time to find a better tenant, but ran into exactly what most of you are saying, “sorry the place isn’t available for showing”. I think I have discouraged numerous good prospects in the process. I think waiting until it’s almost empty would be a satisfactory in my current hot rental market.

BUT, as some have appropriately said, the best tenants plan well ahead. I guess the answer to that conundrum is get a great tenant first that keeps the place in a condition that is able to be shown prior to their move out.

Seems like a box of chocolates though, in my area and 3bd/2ba demographic.

Thank you everyone. Just sifting through apps to find the diamond now. Pray for me. 😁

Hello Everyone,

When to list??? Looking for best standard practice.

Trying to find the right balance of when to list, when people are searching but is usually before the home is cleaned and viewable.

Too soon and people are put off because they can’t view it. Too late and you could be making a payment yourself

What do you pros do? Suggestions??

Is it customary to provide window coverings in a rental? Are they mandatory or a deal breaker in attracting good tenants.

I have struggled with this question as they are not cheap, easily damaged or just disappear.

What is the beat practice consensus.
