I needed him to get my sh*t together. Now that I have trained myself to not buy stupid stuff I am growing my REI portfolio like crazy. Next month I will finish paying off my car I bought back in October for $19k. That will be my last consumer debt payment. That is a total of $65k in less than a year. In that time I have added $1.1million in real estate. I no longer pay for liabilities unless I have the cash for it. I only take on debt if it is an asset and cashflows.

@Zachary Giles I can tell you from experience it won't hurt you to. I would say compromise, pay off all consumer debt if any and the. Jump in if paying off debt is a huge weight on your shoulders. I paid off my consumer debt this month. I am focusing on paying off my home and doing a HELOC so I can act as my own bank before getting back into the game. Prior mortgages and student loans I am letting ride to their full terms.

@Kam Mill do you have to update the flooring now? If you don’t I would say leave it. A good steam clean of the carpets may bring them back to life. Let the tenants pay for the Reno. Lock up those leases and when tenants move out make those upgrades as needed.

@Ken Nyczaj thanks for that valuable input. While everything has been redone the garage will have to be addressed at sometime and that will have to come out of profit. I’m going to add a 5% capex to these numbers and see where it gets me.

Luckily for me I do not provide any appliances in my rentals, or warrant them I should say. What is in the unit when I purchase it stays, but if it breaks I don’t replace it. Only exception being the stove.
