If they are in the lease term then they are responsible until it expires. Do NOT turn off utilities.

Selling one of my properties. 

Asking: $75k

Comps: $81k (have multiple comps available to support)

2bd/1ba

Long-term tenant

Monthly Rent $660

-Undermarket rents. Median rent is $730. I have 1bd/1ba down the street going for $675

Tenant m2m, but looking to sign lease

Main sewer line replaced February 2023

Needs roof and exterior paint in next 7 years

PM in place at 6%, but can easily be self managed

Contractors in place

Let me know if you are interested. Trying not to sell to someone who is going to move in and live there, that is why I have it listed at $75k and would rather to sell to an investor. Tenant is awesome and I'd like for her to not have to move.

Also, to add on to what Nate Sanow said I don't have late rents anymore. I have a drawing at Christmas time for a free tv. To be eligible you can't have been late from Jan-Nov. It costs me like $400 to get a huge tv at Costco, but it makes a huge difference to the tenants.

@Nathan Gesner the ONLY answer should be what local laws allow. I charge $35, but my local laws allow for landlords to charge $35 as a late fee, plus an additional $5/day it is still late. We can also add an additional 18% if the lease ends up being terminated due to non-payment of rent.

Been at this since 2013, I find $35 is enough, but in other states I charge more. My rule has always been to charge the max allowed. Sends the message it is serious to be late, but I do not go past that. No need to add to it every day. I would rather do cash for keys than go that route.

Was looking at St. Joes for a bit. Just saw KCMO's city council was starting to do some weird things, in terms of ordinances, that were not landlord friendly. I am not too far from there though, about 3 hours West in Salina.

I am, but my experience has been they are lacking as REI friendly agents.

Looking for a real estate investor friendly agent in Pueblo, Co. Does anyone know of any legit agents there that really know what it means to have a REI as a client. Not a single one has been able to bring me off market deals or anything that matches my criteria. Everything is cookie cutter and move in ready "dream homes." You can't BRRRR a dream home! Are there any local meetups down there where I can start meeting some agents? Done with Kansas as a market so I need to develop my team/systems here now.

I use commercial loans. 20 yr notes, but my bank still has good rates.
