I never charge for early check in’s. You don’t want the guest to feel like you are nickel and dime them before they even get there. 

A early check in when the property is ready is a great way to get off on the right foot with the guest and pad that 5 star. 

I don’t allow late check outs ever. It’s too much to coordinate with cleaners

No one will ever care for your property like you. 

Self management can be done quickly and efficiently with the right systems in place. 

BP has so many resources for newbs to self manage. These forums, video after video, the STR master class, their book written by Avery Carl- Short Term Rental, Long Term Wealth


do your research before you hire a PM. You may find that self management is more feasible than you thought. Save those extra dollars and put them back in your pocket

Welcome to your first winter season in a beach market. 

You gotta work for the winter months, months in advance and save peak revenue to cover your winter costs.

Hang out here long you’ll realize there aren’t many people here who are pro arbitrage. 

I would pinch those pennies and work to get a down payment so you can buy something on your own and get some equity in the deal.

Sounds messy to me. 

Even though this deal may feel like “it” there are others out there. Look for one where you get the equity in the house and the land and there’s no middle man or 3rd wheel involved

Finalizing my holiday pricing and min night stays. Been working on shoulder/off season pricing since June/July really hard this year. Already have a good number in reservations for Jan/Feb at the beach.

Rizen reached out to the former tenant, who never responded to requests to remove this listing, and 

he says Airbnb refused to help, too.

Does it have to be CA? Have you thought about pivoting to a different market at all?
