I'm looking into preforeclosure properties and would like to search that market for a good bargain. Does anyone have a sample pre-foreclosure letter template that they use to send to homeowners, to start discussion on possibly selling their homes?

I heard a few investors start out by investing in turnkey properties outside of NYC due to NYC's very high prices. So I would like to know for those who have invested in turnkey properties what are the pros/cons of this type of investment?
