I have two properties in a hot area in Houston right now. I have comps for an investor that is in New construction, but I'm struggling to market it? How do I properly put together a professional repot and presentation?

Hello, I have two leads on undeveloped land in  a hot area within the Inner Loop of Houston. Have them locked under a contract to buy but I'm having difficulty deciding to wholesale or to look for an experienced investor with a great builder to gain some experience in new builds. I want to explore all my options here. To all the investors with experience, what would you do if you were in my position? What does this process look like?

Hello BP,

 I have a lead for two land properties in  hot area in Houston and I wanted to know the process for opening a title search for the property. Are there any expenses for opening title? And how soon can I open them?

@Ron Szmik I'm actually taking classes now but I until I took the test, I wanted to be proactive a bit and practice my analysis skills.

@Satha Palani I used to work in pest control,when it comes to bed bugs, the best treatment is a steam (hot treatment) treatment or a CO2 (freeze treatment) treatment. Bed bugs die on the spot with either extreme in temperatures. Most large pest companies like Orkin and Terminix have one or both options. The prices will vary depending on how many treatments it will need and the severity of the infestation. It may require that furniture is disposed depending on how bad it is. Make sure that you give your tenants a week's notice about the treatment so they can properly prepare. The pest company should provide a checklist on what to do to prepare for it. The better they're prepared, the smoother the treatment goes.
