Welcome! We are just west of PCB but are seeking projects into PC as well. There’s is a lot of good info on here. I’d recommend going on meetup and finding events you are interested in and start attending. The PIG events are good as they provide networking and education. The next one will be in January in PC.

Hey Mason Richard Sherman search meetup for groups in the area. There is a PIG meetup that is pretty good, as well as a few others that are hosted around the area.

If any are 4 doors or less, why not utilize the 30 year fixed loans? You can have up to 10 loans, but they need to be residential, up to a quad plex. This way you maximize cash flow and lock in your rate.

Welcome! There is a couple networking groups you should check out. One is in Shalimar and hosted by Arianne L. . The other is P.I.G. In Destin. Both meet monthly. Good luck!

You could always pass it to a realtor and get a referral fee (if you're licensed as well). There are many ways to monetize a lead instead of having to purchase the house.
