@Matt K. Thanks for the suggestion. I don't have an MLS subscription to connect (from what I have found most cities are all separate, pay wall MLS services) and all the data used in the calculator is free from Zillow.

Hello BiggerPockets!

I have developed a Free Cash Flow Calculator. It returns an immediate Cash Flow Estimate for almost any property that exists on Zillow. 

I am looking for any feedback or suggestions on the Calculator and if you think it would be useful. The address box should auto populate (if it doesn't, refresh the page) as you type and once you find the address click on it and it will return the results. Special thanks to my friend David for his help and QA assistance!

Hello Everyone,

I have developed a Free Cash Flow Calculator. It returns the Cash Flow for almost any property that exists on Zillow. The data for a given property is returned from Zillow and gives an immediate Cash Flow calculation based on a few assumptions such as the Home estimate, taxes and insurance costs.  This can be refined by clicking the white arrows and entering more exact values or known values for the monthly expenses or the price you may want to offer. The address box should auto populate (if it doesn't, refresh the page) as you type and once you find the address click on it and it will return the results.

Hi Bill, I am actually looking to stay under 3-400k. Looking through the CRE on Loopnet.com I have found that in Denver this means maybe a 4 plex with a 7 or 8% Cap Rate. But looking in Florida, this could mean a 10-20 plex with a 12-20% Cap rate. It looks to me like Florida is still very depressed and may have some very nice returns. Also, I have seen duplexes in Florida that are in the +10% Cap rate, that are in the 25-50k range, which would be an easier mistake/fail to make than a 400k non-cash flowing property, if the rent market just didn't turn out. So right now, I just have some ideas that I am mulling over. Thanks!

Hello BP! I have done two SFH buy and hold deals in the Denver area and I am ready to take the next step and start investing in multifamily CRE (not necessarily in Denver). I am looking for a mentor who has had experience/success investing in Multifamily units. I want to be cautious and make a smart investment choice on my next deal that will lead to more deals in the future. Thanks!

Thanks for the quick responses!

 @Jonathan, I talked to several mold removal experts and sent them pictures.  They said that mold is common place especially in foreclosures.  So they said find the source, stop it and remove the mold, not a huge deal.  Have you had experiences contrary to this?

@Eric Black Great idea!  I have not heard of or looked into Hard Money Lenders until your suggestion.  But it looks like that may be exactly the thing I am looking for.  In the case I wanted to rent it refinancing would be a good option,otherwise it may be good to just flip and move on.  On their sites they were saying that they can close in 24-48 hours with no or low closing fees, which would be perfect.
