Thank for the kind words Gents. I feel 100% that I will succeed with my investing efforts. The money is cool, but my ultimate goal is to build a brand in my area. With the great tools and people on BP I see no reason why I will not accomplish my goals. Best of luck to you as well.

I'm also just getting started in REI so I suppose take my advice with a grain of salt. IMO wholesaling would be a good strategy for you to start with because it encompasses facets from all realms of real estate investing. From how to properly structure deals, conduct negotiations, running comps, and many other skills...wholesaling involves it all. A great book I read is "The Wholesaling Bible" by Than Merrill. Not only does it touch on wholesaling but it gives an awesome blueprint of treating investing as a business and not going from "deal to deal". I highly recommend checking it out. Also I found that Biggerpockets shines as a beacon of knowledge for experienced and novice investors alike. Find members who have a proven track record of success and read post by them. Hi fellow investors. I'm super excited to announce that I am FINALLY starting to market for motivated sellers in my area:

  • NORTH COUNTY SAN DIEGO

I only say FINALLY because I've been so anxious to get started it seems like its been an eternity. I really wanted to take time to learn as much as possible to ensure that my business grows in the direction of success. I have realistic timelines and expectations, and with the vast amount of experience and knowledge on Biggerpockets, I know a successful business is in its infancy. My goal is to provide win-win-win deals for all parties involved, and to make a profound mark on my local real estate area. I'm focused on providing the best services to sellers which, in turn, will provide the best properties to end buyers at a fair cost. Sellers happy! + Buyers happy! = Me happy! This is a simple formula that I will ensure to keep in mind with all business transactions. I anticipate I few bumps in the road, but I'll find detours and keep on trucking. Thank you Mr. Quarles! I continue to learn about this business from your years of experience and nuggets of knowledge. I certainly didn't know about delinquent period here. I've already pre-addressed over 60 envelopes so I'll send those out and see what happens. I once caught a fish with no bait, so it's time to cast my rod again. In all seriousness, I will definitely keep your advice in mind for the near future.

Thank you for your insight Ned. I will be starting my first DM campaign in the beginning of October. I will try marketing to them and monitor the results. From my research, if there are multiple trustees all must be in agreement prior to signing a sales agreement. This will be a hurdle to jump once I get there. Thanks again!

I lied, actually one more question comes to mind.  3. Is working a wholesale contract any different when dealing with these entities, as opposed to working with individual sellers?  Thanks again guys.

Hi all,  

I recently purchased a list of distressed absentee owners. (tax delinquent list) While examining the results I noticed that a good portion of the these properties were owned by Trusts who have been in control of the homes for less than 3 years. My thinking is that I should market to them similar to probates. (more professional no yellow letters) I have two questions: 1. Am I correct with my proposed marketing approach? 2. Should I address the envelope directly to the Trust since they are listed as owner 1? Thanks in advance for any advice offered.
