Hi. 

My rental house caught on fire in Houston. The tenants lost power and so they lit the fireplace. Fire Marshall said the fireplace got so hot for so long that it caused a fire? Anyway. The tenant was older and her daughter is her poa. She had renters insurance. But the daughter is suing me for liability? But no one was hurt and I don’t know that any of her items were lost. The fire went up into the attic. She’s upset that I’m not paying for her mom to be in another house. I don’t have any other property not to mention isn’t that renters insurance is for? 

do I break their lease? They can’t live in it and it will take a few months to repair

This winter storm has made rational individuals make irrational decisions, so I would first give care to the tenant. There are probably some warming stations that would take them. I would offer that to them before offering anything like a hotel or another rental unit. Unless your lease states otherwise, you aren't under obligation to house your tenant or replace their stuff. That's what renters insurance is for.

 Call insurance and speak with them over the process.

What is the process after your renter forgets to open fireplace vent and burns half the house down 😑

Hey BP!!

I am extremely overwhelmed with marketing and lists of leads. 

Does anyone have a simple breakdown of how they efficiently chose their leads and scheduled mail outs? 

I’m working with Real Acquistions, which is not working for my county. So most likely going to move on from them. 

Trying to master Lead Source. This site is crazy busy!!

I’m looking into ReiVault but not sure if they are worth the cost. Has anyone been using them and had a good/bad experience?

Also, what type of mailer have you had most success with? Yellow letters seem wayyy to common these days.
