Post: Door Egress Clearance Width

Sorry for the confusion here. Not the actual  doors width. The space before the door, I attached a pic. Only applies to my back door. And door swings all the way open so it’s not like it stops where the edge hits.

Planning to rent out SFH. I understand we need a COO. If they come and see the door egress clearance width is not the 32" after we renovated (I think its 28"), would this prevent me from renting out my home? What do they look for during this inspection?

Fiance and I are looking to rent our current SF home in NJ and move across the country. This is our first home which we currently live in, so this is quite exciting and scary.  As we've never been landlords and we know a plethora of things can possibly go wrong + we would property manage ourselves.
Anyway, I have read a few blog posts re: renting out our home and step-by-step guides (most recent- How to Rent Your House: The Definitive Step-by-Step Guide) But what else is needed to rent out our house? Like do we need a new certif of occupancy? (If so, when do we get this in the process?) Any other things that would need to get in order before doing this? Any help and step by step lists, your successful blueprint, or articles would be helpful. Thank you!

My bf and I are looking for a change- always had a craving to move to another state. Our ultimate goal is to be financially free, accumulating multi family properties that generate income for us to live off of eventually. We are 27, live together with his parents, no debt, we have 60k in savings, and our older cars are paid off too.

I’ve been at my corporate job for four years, moving up every year and currently manage my department. My bf and I are conflicted as we were juggling moving to the Bay Area for my job’s headquarters- but they actually might not be able to help with relocating... While the Bay Area is obviously super expensive, we have also always dreamed to live in California we have gone several times for my job and fell in love. We have previously contemplated Austin (polar opposites with housing prices).

Do we follow my job or do we quit everything and move to Austin? Currently living in NJ - 15 mins from NYC but are over this state. 

We are extremely frugal, so the thought of paying $2,000 rent for SF makes me sick but I will still have my job and it’s definitely somewhere we would love to live. Our opportunity to buy is very thin which definitely sucks. 

On the other hand, we also liked Austin a lot and we would be able to rent for a fraction of San Fran AND have great opportunity to buy. We don’t make crazy salaries by any means- around $130,000 combined income so we would be able to find jobs similar or a bit less which is fine.

What do you suggest to young wanna-be investors although I feel like I know the answer.....

Hi BP Community!

Looking into a property right now with a basement oil tank (above ground). I know nothing about oil tanks except for the fact that they're potentially risky. I've read some things but I am also no expert to tell whether or not its "clean". I know this would be inspected and such, but I want to take precaution and just view this house one more time. What are key things to look for?

How much would the removal of this possibly cost if this was a clean tank?  Is it worth buying a house with something like this? This is my first property and I don't want to get off on the wrong foot. I have experience with the 10k chaos my mom dealt with in regards to her below ground oil tank. How much would my homeowner's insurance increase for having this above ground tank (estimated of course)?

Any input regards ABOVE GROUND BASEMENT tanks would be great!

Hello there,

I'm an NJ resident, but a Californian at heart. My job has an office near the Embarcadero in San Francisco, but obviously, SF is way too expensive. I am looking for a multi-family property under $450k. Would like to know of any properties in decent areas with a commute to SF or the Valley within that range. Would love to connect with any agents to help me get out there!

My boyfriend and I are seeking a multi family, 330k or below, and would prefer (but not limited to) NYC commuter-friendly towns. We currently reside in Rutherford and it's a dream- we get to NYC in 25 minutes! We just checked out Bayonne and saw a few properties. Really liked the area a lot and we asked a few people in the community on their thoughts of the area and everyone had great things to say- also saying that it's had such rapid growth. I know the commute will be an hour, but we would be open to it regardless.

Although we liked the area, I was concerned that the rent might not be great for the location? Any other suggestions on towns? 

We were also thinking of looking into Newark and Jersey City? We would be living in one unit and renting the other. Your investor expertise would be appreciated!

My boyfriend and I are looking to purchase a 2-3 family as our first property in the 250k range or lower. We would definitely do an FHA. We currently live in Rutherford, NJ, only 17 minutes from NYC. We are dying to get out of NJ, we're basically just looking for a change. Our combined savings is 50k. We're 26 and do not have anything holding us back from moving out of state. We know the NJ area well to invest in without hesitation. My questions are:

1. Do you suggest we stay and invest in our own backyard of NJ? 

2. We were looking into Cleveland, Indianapolis and Sacramento. However, we would like to know what other cities do you suggest that have a good job market as well? We are both at tech start-ups, but we are not limited to that industry. (We will be visiting the cities for a month before we would invest there) Any specific neighborhoods would be a great help, too. 

We definitely want this first property to set the tone for the 2nd, 3rd, 4th, etc. 

Apologies if this is very broad, we are kind of all over the map since we are so open to moving around. 

Any insight would be greatly appreciated from all of your expertise.
