I can't tell you how much I needed to read EXACTLY what you posted. I've been debating on getting a mentor for a while now and not sure if I should pay the money or not and if it is worth it. Can I ask who you thought helped you the most and at what point in your career you deemed it necessary to get a mentor?

I'm really interested in seller finance, but find myself lacking knowledge to thoroughly explain this to the seller. You mention that an advantage to the seller is spreading out the tax over 3 years instead of all at once. Does this lower the amount of money that is taxed somehow? What is the true meaning of that?

Hey All!
I've been agressively going after seller financing and finally have 2 people interested at once! Super awesome! HOWEVER, I don't know what paperwork I need to make this a completely legal and binding contract!?! As far as I know, I need to create a promissory note that covers payments and everything.. but what else do I need?

I've never heard of this, but thought of the idea today..

I buy a house on .75 acre lot in a highly desired area for 25k using a hard money loan. Demo the house because its not worth the repair (Roughly 15k). Sell the land for more than what I paid for the lot & demo. Lots are around 55-70k for this size.

Or, another thought.. take an equity loan out on the property, pay back the hard money lender. Now I "own" this land with no money down.

Is it possible to do either of these?

@Nate Sanow I was going to showings the second they were put on the MLS and was the first to see it and offered them full price knowing I still had value add possible.

Thanks! I have a 3/2/1. The market in that area is great but goes within hours of putting on the MLS. A lot of value add over there.
