Wow @Matt Motil,

That's a different one. I just read that it was actually common to use it to build homes prior to the 80's and is actually deemed legal. Thanks for the insight!

Hi BP Fam!

This is a question for those who have a few homes under their belt. In your experience, outside of the common items that typically get rehabbed, what is something that caught you off guard after purchase? What was something "not so typical" that you had to end up paying for or maybe didn't even know that it existed/had to be rehabbed until after the fact?

Just trying to get some insight on things to look out for that only experience can bring.

I eventually would like to get my license due to the multiple benefits, but at this point in time if would just like to jump in and get my feet wet. I know will take awhile having to take the classes.

Ho BP's,

I believe I'm finally ready to do my first flip. At first I was interested in wholesaling but flipping was my actual goal so I'll just go for it.

My question to you all, how did you find your investor friendly real estate agent (For Buying?) The only direction I have is to attend some local REIAs and take down some names. 

Are thee any other suggestions in finding the best agent? And what questions do you ask potential agents to narrow down your best choice? Recommendations are also always welcome.

@Cornelius Charles,

What's the reasoning for not writing as many offers? Is it because you all are not sure that the calls received will have a sufficient ARV? Don't have time to view properties? Don't have time to crunch the numbers?

How many calls would you say you are receiving per mailed batch? Absentee and Inherited correct?

This is good information @Leigh Ann Smith.  I've been looking into and I am trying to avoid those areas. Do you all wholesale, flip, or buy n hold?

Hey BP?

I have two quick questions when it comes to wholesaling. When determining the price to offer the seller, should I factor in/deduct the price of any liens, or automatically assume the responsibility for the buyer to pay for it?

Also, outside of the sellers word of mouth, how do I determine if there are any liens or other payments required on the home?
