Investor Friendly Agent - Houston Surrounding Areas

I believe I'm finally ready to do my first flip. At first I was interested in wholesaling but flipping was my actual goal so I'll just go for it.

My question to you all, how did you find your investor friendly real estate agent (For Buying?) The only direction I have is to attend some local REIAs and take down some names. 

Are thee any other suggestions in finding the best agent? And what questions do you ask potential agents to narrow down your best choice? Recommendations are also always welcome.
