BP I am stuck. I don't know whether to purchase a sub30k property for cash flow (probably preferred by Dave Ramsey because I won't need to take out a loan) or use the cash for a down payment on a MF/small apartment. Any suggestions????? FYI: This will be my first REI; average credit score; high DTI; 45k a year salary

Another Newbie Question

Is it possible for a person that has bad credit with high income and an individual that has good credit with low income to enter into a joint venture to obtain loans for investing? How would that joint venture look? or are there good books, podcast, etc on BP that can shed light on this for me??

@Yoochul C. what are supplemental home warranty services? I was mainly referencing the big ticket items but it would seem that investing in a supplemental home warranty for the stuff breaking would be ideal.

Thanks everybody for the feedback. I was trying to come up with additional safeguards to protect my investment. I guess my brilliant idea was not so brilliant.
