Hello BP,

I am set to move to San Bernardino for graduate school in the near future and am toying with the idea of housing hacking during my time there rather than just paying rent. 

The area seems to be inviting in some aspects (high rental demand, decent appreciation) but, as you can find on some old forums on here, there does seem to be a bit of crime issues (or at least this use to be the case). 

I was just hoping familiar with the current standing of the area could put forth their two cents on the matter. 

FYI I’m mainly interested in the areas surrounding CSUSB

Yes, I underst this would be owner occupant. My area of interest is multi-family, preferably 4-plex, so I would live in one unit for the the first year while renting out the other three units.

I was wondering in a 203(k) loan, how is it determined how much money will loaned towards renovations on a property? Is max amount? Is it based off an appraisal? Thank you for your time

Upon doing research, I finally found an area like to invest in. I'm thinking of going with a 203K loan for this investment however I will not be able to get the loan on my own. My idea is to find a partner to cosign the 203K loan with me then after using the renovation money to fix the house my partner and I will then refinance to a conventional loan under the newly appraised value.leaving us with money to reinvest in another property

So then you'd recommend first acquire assets under my own name at first and then move to LLC

Does it make sense to form an LLC before actually owning any assets or is it best to wait until one actually has assets to protect?
