I am new to investment real estate but have been doing my due diligence in learning on the subject and searching for properties that work for me. 

I plan on using cash for my investment and therefore am leaning towards a "subject to" deal, in which I give a down payment and simply take over the loan the seller has been unable to uphold. That or finding a forclosed property that I can make offer on with my available money for this first, of hopefully many, investments in real estate. 

I would greatly appreciate any feedback, and if you may have some actual properties you think would be of interest to me I would love to start a personal one-on-one conversation

Hello,

I am a recent college grad and current professional athlete. However the pay is not so great at first and there is no pay at all when not in season. So I've have been doing my due diligence, researching, and reading about investing in real estate; I'd very much like to start the process of actually investing but could still use some guidance in getting started. Ultimately I would love to find a mentor in my area that has already garnered some experience in real estate investing (not specifically reheating a mentor as against BP rules but it is a goal of mine nonetheless). I travel a lot but home and where I'd like to invest is south Florida. Thank you for your time
