without specifics, its tough to say. theoretically, if you're splitting profits, then you would also be investing less up front so your ROI might be be the same. that doesn't sound like the case here though.

what kind investment are we talking about?  flipping?  buy and hold?  time horizon for payback (and length pf partnership) will also be factors.

thanks @Jon Holdman I had heard the 75% call but didn't fully understand. The 2 yr history helps too. If I understood you properly, that's a starter consideration as one enters the industry not an ongoing thing. So, two years in, one could immediately (w/i 2-3 months of rental, Claim that income towards DTI, right?

I must be missing something.  I live in Texas and I'm in the process of buying my first rental property.  I'm applying 25% down on my first property.  After reading so much on BiggerPockets about investing with little or zero down, I'm still confused about how I should be factoring rental cash flow as part of the Debt:Income ratio requirement for mortgage qualification?  How much can be considered and how long before it will be considered, etc?

It's tough to enforce when there were no witnesses.  You'd hope the neighbor would stand up and own the situation but that sounds like a lost cause.  Other than confronting him personally, I'm not sure there's much you can do.

I'm sure this is a newbie question. However, there are so many tools out there, from Zulia, MLS, BP, etc that I'm trying to figure out which are valuable and for what. Has anyone used RealtyTrac for foreclosure research and notification? Is it helpful, timely and accurate or way behind any action that could produce a good deal?

@Jeremy Peters I'll say welcome although I'm newer than you.  I'm on the other end of the northern burbs, out in Argyle.

Like you, I've been in stocks for years and look forward to managing my assets more actively.  Maybe we'll met up soon at the meet ups!
