@Ismael Mathurin I gave them a call and the wife got owns the property and the husband pretty much runs it, she said she would have him call me back if I don’t hear anything for a week I’ll give it another call and then begin my direct mail campaign

@McKinley Crowley I found there number and gave them a call, I got one partner who said her husband would be back later and reach out to me when he could. If I hear no response I should start mailing or give it a week and call again ?

Today while I was driving for dollars I stumbled upon a duplex that looked vacant. I took the address to the Levy Court recorder of deeds and she provided me a document of the property info and where the current owner lives. Now that I know it is absentee owned and vacant should I write a direct mail letter or try and find the owners phone number and give them a call ? Any advice ?

Hey everyone on Bigger Pockets. My name Is Brian Ward, I’m a new real estate investor focusing on the Dover Delaware market. I just wanted to introduce myself to the rest of the Docals and Locals. Eventually I want to focus on buy and holds and fix and flips.

I was driving for dollars and I passed a distressed property. The house looked vacant and the lawn looks like it hadn’t been cut in years. I wrote down the address went home and pulled up the city tax assessors website to do a property search. This revealed the owner names as LSF8 Master Participation Trust. Could anyone please tell me what this is and how I could take it further to find the owners ?

This morning I took the time to call all of the title companies in the Dover, De area and to my luck either the line was out of service or I got an answer only to find out none of them do closings. So my next step is to talk to different real estate attorneys in my area. What I'm looking for is to find someone who can do assignment of contract or ABC closing. I haven't contacted the attorneys yet because 1 I don't know if they will charge me just to speak to them and maybe get a copy of their FSBO package. And 2 I was told not to waste others time with stupid or dumb questions as I want don't want to appear a time waster. If anyone could give me some info I'd greatly appreciate it

I’m just Finishing up the ABC’s of Real Estate Investing by Ken McElroy. I’m looking to read and research books on wholesaling. Any great books you would recommend that have helped out a lot in your success please share.

I was looking to purchase a home near me it’s listed by owner for $50000. The owner replied to me saying the following

“I am in NJ and it will take some scheduling to make arrangements to show you that home. I need to know you are a serious buyer. You should be aware, this house is distressed and will require time and money to get it back up to par. I am selling because, I inherited it and I can't take on a project from out of state.”

Is this the perfect wholesaling scenario ? Worth taking a deeper look ? How do I move on with this

There are two SUPER distressed properties in my area. One a 4 bedroom 1 bath single family home and the other a 6 bedroom duplex. Both are around $20000 and I’m going to try and talk down a couple thousand. My plan was to try and seller finance the home and hard money the renovations or straight hard money altogether. These are ZOMBIES to me, maybe because I’m new but I just wanted to know if this is a smart idea.
