Questionable Ethics by a GA Real Estate Agent?

Hi,

I've started to work with an agent in middle GA. We've been working together for about two weeks. The agent has visited two properties I've been interested in.  Since I'm in AZ he took video and pictures of those properties. He's also ran comparable rent reports for the properties. This morning he brought a property to my attention that he thought I would be interested in. He was right. I asked him to stop by the property and if the pictures matched reality, I would like to put in an offer. 

Within the last hour I received this from the agent:

"I am enjoying working with you. However, real estate license law limits the information I can provide you without a signed Exclusive Buyer Brokerage Agreement. Please provide me your preferred mailing address. I will send you the agreement to sign, if you would like for me to be your real estate agent".

This seems shady, but I haven't worked with an agent in GA before. I'd appreciate any insight from investors and agents who have worked in GA.

    @Brian Warren communication is a two-way street. When something like this happens, there's nothing wrong with expressing your concern with the other party. I'm sure he would be happy to explain the situation.

    What he's doing is completely normal. In fact, failing to have you sign this agreement would be a violation of license law in my state. It's designed to protect him and ensure he's eventually compensated for his work/expertise. Without this agreement, you could hire ten different agents to work for you and nine of them would be working for free. It's hard to run a business like that.

    The agent will only get paid if you buy something. His commission will be paid by the Seller unless you agree to something different. He's asking you to give him some assurance that you're not wasting his time.
