If you sent them a copy of the report, then they have a copy of the report.
. Your agent can re-send a copy,which you can instruct him to do. 
. Most states contracts require a copy of the inspection report when you submit a list of repairs.
. Once the list of items is known by the Seller or their agent they become "material facts" and should be disclosed to future Buyers unless repaired.
. Instruct your agent in writing to have his Broker call the Selling agent's Broker to straighten things out.

I would just save you the headache and instruct yur agent to resend the report to the Buyers agent.

I work with credit challenged clients who want to buy homes. The successful ones do the following to repair their credit.

. Make a commitment to pay their debts EVERY month.
. Stop using credit until their debts are paid off.
. Stop discretionary spending (Things you don't need to spend on every month, Like eating out, Trips to Bars,Night Clubs, Movies, Internet other then Basic Cable)
. Make a List on a piece of paper a list of EVERY account they owe
. Sort the list in order of BALANCE OWED lowest to highest
. Start by paying off the First Lowest Balance Debt First.
. Pay off the second lowest balance debt next (Adding the First Lowest Balance Debt (monthly payment) to the second

Using this method you will be Debt Free a lot faster then working with a Service agency and your credit score will improve quicker too.

If you do not have enough income to accomplish this, then you NEED to get a second job.

This method is tried and true and works, you do not have to pay to correct your credit.

I work with Commercial and Residential properties;

. Used Car Sales almost always has the highest rental value especially on high traffic roads.
. Used Car Storage Lot . I have a client who charges 100 dollars per month per licenced car to store classic cars in a roadside building. No sales take place on the property . It's just a place for people to look at the cars, then work directly with the client off site

My ONLY regret in life is that I didn't get into rental properties in my 20's .

All it takes is one successful rental property and your wife and your family will give you all the support you'll ever need.

Pick something small like a 1 Bedroom Condo, inexpensive to buy, easy to fix, easy to rent, excellent ROI.

I agree with @Fred Shatzoff ;

. look at the property with the Listing Agent, you do not have to use an agent, but the listing agent will put in an offer for you, just beware, the listing agent works for the seller and if they are good will pepper you with questions. Only give them what is needed to fill out the offer. I would recommend finding your own realtor who has worked with investors, they will have alternative sources for lenders.

. Pay a contractor for a proper estimate. 40-150 K is not a ballpark estimate

The best answer is "it depends"

Each property is different depending on whats wrong with it. The best way is to view each property with a tally sheet with each room what need to be done and the current estimated price to do it.

Also repairs for a flip can be different for a rental

. Flips you put the best repair value in - expecting to get the highest value when you sell.
. Rentals you put low to medium value repairs - expecting renters to do some damage during each rental value.

For each flip or rental purchase once i have my numbers , I estimate an additional 8% for any hidden surprises.

It's probably one of those videos where he is selling you a 'secret' method to quick wealth. Some "secrets" are best kept secret.

Don't waste time or effort with quick wealth scemes.
