Deed Transfer - Scam or Legit?

My fiancé has allowed his house to go into foreclosure. Long story short, his loan was a nightmare and he was completely upside down on it (yes, even in this market). That said, the decision was to walk away and we’ve moved on.

It is currently in the redemption period, sheriff’s sale has already occurred. He is getting all sorts of phone calls and letters about how people can help him get rid of this problem. One person that he has talked with has seen the inside of the house, offered $10k for him to sign over the deed, and claims that he assumes the mortgage and takes care of the debt. He didn’t even ask how much the loan was before making this offer. The balance is about $245k, and retail market value is maybe $215k. As you can imagine, this sounds too good to be true. Scam? Check it out further, or run away? What’s this guy’s angle?
