We are closing DSCR loans in about 22 day average and originate 70-75 per month! Always happy to jump in and help out. Personally, I own 137 doors and am happy to weigh in!

 Hey!  

I am an investor with over 100 properties that we have acquired in the last 2.5 years.  Ironically, I come from a financial analyst background as well!  I did leave that profession as we continued scaling, but it has definitely been a huge help with all of the analysis that we do every day!

 hey Niv,  You could sign a personal guaranty with just a note, but that doesn't necessarily secure them to the property.

One thing to consider is the exit strategy as well. If you're going to BRRRR the property, you could structure them in first lien with enough of a loan that you can rate and term refi out. Many lenders (us included) offer no seasoning refinances as long as it's not a cash out refi. This could save on holding costs if you're only performing a small renovation.

 They're not someone that we're familiar with, but that doesn't necessarily mean they're scamming you.  Keep an eye out for major red flsgs - no upfront fees or things like that.

Any chance that you could BRRRR it?  This would potentially work here if the ARV is higher than 100k.  We are a DSCR lender who can get to those minimums, maybe a little lower. 

However, if you can acquire using private money, renovate and then refi, you could be in a better equity situation and leave less money in the deal.

Hey Becky!  we can help on a DSCR refinance.  We are also a Bigger Pockets Preferred Lending Partner!  We specialize in this exact thing.  Usually 60-90 days is enough for cash out seasoning on our end!  Can definitely do 75% ltv as well

Can be pretty overwhelming especially for the first time so appreciate any advice you all have!

The property is $400k and I plan on putting 20-25% down with a credit score of 780+.

I'll looking into having a tenant but I worry about the coordination woth a "chicken and egg" situation.

How would I get a tenant without owning the property?

How would I get a lender when there is no tenant. 

I may have to look into a private lender as suggested above.


For some reason I thought the purpose of this was for a refinance. Do you have any idea what the market rent would be, or what the average rent per square footage is? This is something that can still potentially be done depending on how the DSCR will shake out?
