I'll let you know about my journey in Reno, NV in a few months. Currently in escrow on a townhouse (cap rate ~ 5.25%).  Finding the right partners and doing the math upfront are the best ways to find the right fit for you, based on your finances and goals.

I have been doing research into real estate investing for about a year now. I have my downpayment saved up and I am actively looking for SFH properties for long-term rentals. The plan is to rent for the next 4 years or so until we move out of the bay area. I've owned homes in the past, but this would be my first investment property. Due to distance, I'd be factoring in a property manager as well.

I started looking into real estate investing by hearing about roofstock to find properties.  Included in their website are some analytics, looking at a few it seems they predict positive cash flows with properties that are sub 1% rule.  I am wondering if anyone here has done a deep dive on their algorithms / tools to see how reliable they actually are (after all the 1% is a rule of thumb, right?).

I am looking to diversify my investment portfolio by moving into real estate. Living in the bay area and not planning to stay here forever, purchasing here isn't really an option. I am looking to get into long-term SFH rental properties. I don't have any specific regions/areas targeted specifically. I have tended to look at Gulf coast Fla, Nashville (I am concerned this is an inflated market now), Nevada, or Ohio. I did some research using roofstock and I am ready to move into rolling up my sleeves and getting into this adventure.
