It depends on what you are looking for. If your going for cash flow then the 30 year would be better. If your wanting to build equity then the 15 year would be better.

I've heard the best way to learn is to take action (Just Do It). Duplex, Triplex or Quad (fourplex) sounds like a great idea.

Ron, what would Jacob need to do if he was interested in buying your deffered maintenance assets? If he wanted to come into your bank and get a list of the deffered maintenance assets and possibly get a loan through your bank with maybe 10 or 20% down, how would he go about getting that list? So he can maybe go by and see if it's something he wants to add to his portfolio.

In Texas you have to get sponsored by a broker to make your license active. Your license has to be active to go onto the mls.

You could compromise with him and give him credit for the money he has given to you. You can let him know you will work with him to get through the loan process.

Don't say your an investor. Your right, sometimes people don't take you seriously until you can prove to them that you know what your doing. I would pick a property that's at the highest you would want to be in debt for. I use the zillow mortgages app to see my affordability. The good thing about that is even if you prequel for 200k, you don't have to use that much.
