David, I may have mis-read your post but I think your math is a bit off, a 1% annual APY would not pay you 10K a month.  No bank in the USA is paying 12% APY, Russia maybe, but your funds vanish the next day. 

You're quite right - I meant to say per year.

Then again, borrowers of private money are often willing to pay 12% for favorable other terms.

Banks? No. Private money borrowers? Never hurts to ask!

 That alright David, I knew what you meant. I do like the saying you attach to your posts, especially the part where failure is a choice. I used to think that wasnt true, but as I get older and look back on all of the opportunities I had to be successful and didn't take action, I realize it was a choice I made to fail.

Ok @Kris Haskins, I told him we wouldn't be co-workers much longer. As far as, would I still buy real estate, the answer is yes. I would start with buying properties to flip. Since I had the million dollars I would be able to self finance and not have to wait for funding to come in. I would target around 150k to 300k properties because I feel that the majority of buyers in Texas are in that price range(that's a generalized statement). 

Once I had my crew in place I would ramp up on flips and start buying multi-family properties. And then to Apartments and or join in syndications.

That's what I told him.

I was discussing with a co-worker the other day and he asked me " If you had a million dollars cash, would you still buy real estate?"

What do you say?

@Andrew Linscott welcome to the game. Have you read any books on real estate investing? If so, which ones? Like others have said, it's not as easy as it looks on HGTV or DIY. You will need to find what works for you.  You need to ask yourself is why do you want to get into real estate? What do you want to get out of it?

I would pay second mortgage then first on primary and then when your credit score goes up after several months you can refi the higher interest rates to try and lower them. With your primary paid off you may pick up more properties on the way.

I agree with Brie, multi-use, bed and breakfast would be good for upstairs and event rentals first floor.
