The higher the rents, the less you are going to cash flow. In a decent neighborhood around here you can easily get over $2k per month for a 3br house in a good school neighborhood. But its going to be expensive home to buy. BRRRR is an option, but it wont cash flow that great after refinance.

For that many units, you should be looking at a larger commercial/apartment property rather than a ton of little houses in my opinion.  Getting all the units under less roofs should make management a lot easier.

I dont think there is a standard, it's all case by case.  I can't see charging extra for water for laundry, this should be a pretty minor cost anyways in the scheme of things.  You will attract more tenants and more rent by providing laundry hookups or machines, especially in a single family.  It seems to be a mixed bag whether you get any benefit by leaving the machines, some people prefer to bring their own anyways.  I say if they are new leave them as a benefit, if they are old sell them or get a scrapper to haul them out.

Depends on the neighborhood.  If you are planning to live there and house hack it matters if it someplace you want to be!  Purely as an investment there are better areas outside Albany that will have better returns.

If your only going to be able to pull out $5k I doubt it will be worth the hassle.  Closing costs and mortgage recording fees will eat into that.

One feature of the Nest E thermostat is it has emergency temperatures you can program.  Even if the tenant turns off the thermostat it kicks on the heat before freezing temperatures.  It also has an occupancy sensor that can turn down the heat when no one is home, but this seems to be unreliable at the moment in my own home.

Hi Keshia,  I think there is opportunity here.  Why invest out of state when there is affordable multi-family right in your backyard?  Many out of state investors are looking up here so it cant be that bad!
