Buying rental property

Hi everyone, I’m trying to acquire a property in Albany, NY. Do you think I should go for it based on the numbers below?

The property price is $205K

Total Monthly income from the 3 units: $2,583.

Monthly expenses: $2,320.22

Monthly cash-flow: $262.78

Total cash needed: $14,175.00

Cash on cash ROI is 22.25%

    Did you factor in the vacancy % for that submarket and reserves per unit?
