Make your offer to the wholesaler. I would be careful though, if you have been in contact with the wholesaler about this house, the end up out of the deal and you end up buying it, there’s a chance they go after you. It’s probably a slight chance, but I almost ended up in a similar scenario with a wholesaler when the seller had enough of them and almost ended their contract.

I just saw that the “title company” was based out of MI, not anywhere near the subject property, crazy. Also scary to think it only took one forum post from the assumed scammer to take over this deal and steal a lot of money (assuming what is being posted is accurate). 

Hopefully Luis actually tracks down what happened and tries to make things right.

As far as I can tell, the title company is completely fake. Their website is only a month old and hosted on a free provider. Their mailing address is also just a front in Michigan. The only place they advertise is on wholesaler forums.

my question for the victims: Aside from Mr NYC Wholesaler, who were the people "on the ground" that claimed to be with the title agency and unlocked the house? What were the roles of the people who threatened libel? 

 Kind of seems like this deal was taken by a scammer... this is a very enlightening thread with regards to why virtual wholesaling is NOT for everyone.

Is that strategy working? Zestimates don’t take into account work needed. Is the goal to give that ballpark offer, go see the house and then reduce it down based on condition? Honestly that would not be the way I did it. I’d leave every dollar out of the conversation until you see the house.

@Luis Serrano I would reach out to the title company and find out who this Victoria person is. Her account has been removed and it sounds like she didn’t work for that company?

You mention more deals... take my advice, you really should STOP now and rethink your strategy. Your first deal is now in limbo with accusations of fraud, lost money, lawsuits possible... lots of people have bad deals, but this one is not only bad, but ongoing. I would personally figure this deal out (that you orchestrated) and make sure everyone walks away not feeling cheated. Until that time, I’m not sure taking on more deals is wise.

I would require the title company send me their documents for review prior to accepting the contract. I would then do all my homework and make sure there are no issues. If you and your partner aren’t comfortable with that, I’d possibly ask your go to title company if they would review it (for a few of course). Beyond that, might be best to move to another deal.
